  • A client receiving a design proposal as a BIM model can see the design in 3D, and walk through the model to verify that their outcomes will be met when the asset is built.
  • If any of the client’s requirements have been misinterpreted this can be picked up, corrected and fully coasted far more easily than would be possible when construction begins on site.
  • As the design of the asset progresses, increasingly rich information can be embedded into the model. Even at early stages in the design the model can hold much of the information which would previously have been stored in a fragmented manner across multiple schedules and documents.
  • This is important because the first phase of the project sets out the framework for all of the information on the detailed elements of the building, from initiation through to the end of a built asset lifecycle, including its demolition.

3DPrime uses various BIM tools to develop a virtual model, the most important basis for a BIM environment. It is from this model that we derive 2D drawings, tables, and plans. Each planner uses his or her own software, making it crucial that the 3D model then can be exported to other programs. The model is the starting point of a project, not the final objective.

Engineers can measure the value of trade-offs between the building elements (structural, electrical, mechanical), while also minimizing the conflicts between these elements resulting in energy savings. Engineering documents are mechanically synchronized, getting rid of errors and omissions, which results in better-engineered buildings delivered on time and on budget. 3D modeling speeds up the design stage, while still offering considerable advantages in accuracy and complexity. These models have the ability to easily design and manage complex air handling, electrical and plumbing systems, the widest variety of components and materials with an added ability to provide cross sectional diagrams, which are created and modified parametrically. 3D models can also be used to easily generate accurate and coordinated 2D versions.

Site Managers:

3DPrime effectively uses BIM functionalities that benefits site management thru site manager. This is mainly named as Field-BIM. One of the features of BIM in site management is Virtual design and construction. Virtual Design and Construction is the use of integrated multi-disciplinary performance models of design-construction projects to support explicit and public business objectives.

  • Virtual models are virtual because they show computer-based descriptions of the project. The Virtual project model emphasizes those aspects of the project that can be designed and managed, i.e. the product (typically a building or plant), the organization that will define, design, construct and operate it, and the process that the site management teams will follow.
  • These models are logically integrated in the sense that they all can access shared data, and if a user highlights or changes an aspect of one, the integrated models can highlight or change the dependent aspects of related models.
  • The models are multi-disciplinary in the sense that they represent the Architect, Engineering, Contractor (AEC) and Owner of the project, as well as relevant sub disciplines.
  • The models are performance models in the sense that they predict some aspects of project performance, track many that are relevant, and can show predicted and measured performance in relationship to stated project performance objectives.
4D: Time Construction planning and management:

BIM models provide a means of verifying site logistics and yard operations by including tools to visually depict the space utilization of the job site throughout a project’s construction. The model can include temporary components such as cranes, Lorries and fencing. Traffic access routes for lorries, cranes, lifts, and other large items can also be incorporated into the model as part of the logistics plan. Tools can further be used to enhance the planning and monitoring of health and safety precautions needed on-site as the project progresses.

Schedule visualization:

By watching the schedule visualization, project members will be able to make sound decisions based upon multiple sources of accurate real-time information. Within the BIM model a chart can be used to show the critical path and visually show the dependency of some sequences on others. As the design is changed, advanced BIM models will be able to automatically identify those changes that will affect the critical path and indicate what there corresponding impact will be on the overall delivery of the project.

BIM offers a real time potential platform that can be used to track, update, and maintain facilities management information to support better planning, operations, and maintenance decision-making throughout a building’s lifecycle thru 3D BIM. Creating and Maintaining an As-Built/Record BIM Model
  • Building projects often undergo many changes during the construction phase as project teams respond to needed changes and unforeseen conditions. So, BIM models must be updated continuously throughout the construction phase to incorporate and capture changes introduced through RFI’s, as-built conditions, and so on.
  • Creating an accurate record model requires updates from all participants on the project team. Contractors must continuously update the model with constructed-related changes. Design teams must incorporate design changes and coordinate these with the contractor via RFI’s and change orders. Subcontractors and fabricators must provide the fabrication models used to produce manufactured components.
  • Upon substantial completion, the design team should integrate an as-built BIM for handoff to the facility owners and operators as part of the commissioning process.
Information Flow through the Building Lifecycle
  • The expanding use of BIM models for design, analysis, construction planning, 4D coordination, and fabrication creates an opportunity to capture and unify the information in these models into a record model of the as-built facility.
  • Rather than handing off printed documentation and static records during the commissioning phase, it is far more valuable to integrate and deliver a live BIM model of the project. The information on this model can support the day-to-day operations and planning needed to ensure that the facility continues to operate reliably and at peak efficiency.
  • This flow of building and operating information is actually cyclical. Information collected by continuously measuring, monitoring, and tracking history throughout a building’s lifecycle is in turn valuable for the planning and design of future renovations and improvements as well as for new construction projects. This real-world use and performance data is needed to accurately assess the performance of our designs and improve our predictive models.
Applications of BIM Models for Operations and Facilities Management

Some suggested applications of BIM for operations and facilities management include:

  • Programming — using a special program to efficiently and accurately assess a design’s performance and effectiveness relative to the spatial requirements.
  • Record Modeling — creating an accurate depiction of the physical conditions, environment, and assets of a facility.
  • Preventative Maintenance Scheduling — tracking and maintaining lifestyle information about the building structure (wall, floors, roof, etc.) as well as the equipment serving the building (mechanical, electrical, plumbing, etc.) to plan and schedule a program of maintenance activities that will improve building performance, reduce repairs, and reduce overall maintenance costs. Preventive maintenance scheduling enables facility managers to plan maintenance activities proactively and appropriately allocate maintenance staff, as well as reducing corrective maintenance and emergency maintenance repairs.
